833 Bay Street, Santa Monica

An urban refuge from the noise and hustle of the city. A refuge for butterflies, birds, and bees. Once in a while a special property comes on the market. This home + cottage + studio + workshop + storage + 2 car garage is that special property. A legal duplex, currently exempt from rent control, delivered vacant, is surrounded by lush gardens. These gardens provide water and food for birds, are mostly CA Native and certified by the National Wildlife federation. French doors throughout make living indoors & outdoors feel as one. The home's 2nd bedroom currently functions as a den. The one bedroom cottage is completely separate with it’s own private entrance. The studio is a wonderful space as a guest room, office, lounge, playroom, gym, or meditation room. The workshop is large and great for bikes, surfboards, crafts or as an office. Storage room is an added bonus. A 2 car private garage has alley access and direct entrance to your property. Please visit the website for details regarding items such as roofs, plumbing, and electrical - all redone. This is a one of a kind property, 8 blocks to the beach and a quick bike ride to anywhere in the city. The lifestyle at 833 Bay Street is serene, exciting, peaceful, and rich. Owning two separate homes + a studio, on one lot, surrounded by nature, in Sunset Park, central to Rose, Abbot Kinney, Main, and the beach, is a nice way to live a healthy, mindful, and joyful life. Cheers!

The bird friendly habitat sign shows that the garden is part of the National Wildlife federation certification program, there are 400,000 such yards in the USA that are refuges for birds, bees, butterflies, and wildlife. Our yard is certified for birds so provides the basic elements for birds to survive; food, water, berries, refuge. Our bird population changes the year round with the summer crowd of finches, wrentits, doves and hummingbirds making this their breeding grounds. In the spring and autumn we are a stopover for birds that migrate on the Pacific Flyway between Northern America and the warmer Southern Hemisphere. In the winter we have upwards of 100 birds from warblers to sparrows, kinglets and thrushes that spend their winter with us each year. The yard provides water for all from bathing to drinking and plants for foraging, food and refuge. Mountain lilac, matiljya poppies, Baja fairyduster, sugarbush, dogwood, manzanita, penstemon and redbud can be found in the front yard and native grasses, flannel bush, fuschias and mallow in the rear yard. A female rufous hummingbird has adopted the rear yard as hers' this summer and is rearing her second brood of the year in a nest no bigger than a quarter. Both main yards change constantly through the seasons with different flowers and colors providing their show as the year passes.
